History:

The estate is located in a small, charming village that was established in the Middle Ages by the Count of Pappenheim as a forest-strip village with 12 original fiefs. To this day, the village’s original layout and character have been largely preserved due to its secluded location.

Details: The Residence – Historic Monument

This stately Jura farmhouse was built in 1885 as a combined living and stable house. In 1997, it underwent a comprehensive renovation according to ecological building principles, transforming it into a highly individual residence. For this exemplary restoration, it was awarded a prize by the Middle Franconia district in 1998.

The nearly complete original historic fabric has been preserved and restored, including windows, staircases, floorboards, floors, stencil paintings, door leaves, and frames.

Modern living comforts have been carefully integrated without compromising the historic charm, such as underfloor and wall heating, a custom-crafted country-style kitchen, and more.

The exterior facade was hand-plastered with pure lime mortar, and much of the interior plaster remains intact.

The property features a rainwater cistern and a greywater recycling system.

In the parlor stands a restored historic cast-iron tile stove, while the living room features a built-in masonry fireplace.

The central heating system is connected to a local district heating network.

Fiber-optic internet access is available.

Details: The Equestrian Estate

The historic structure of the main farm complex and outbuildings was largely preserved during comprehensive renovations. Various repairs have been carried out on the stable and barn, including work in 2020 on the roof trusses, roofs, and facades.

The equestrian facilities with an indoor riding arena were integrated into the historic estate in 1997.

The indoor arena, built in 2017, measures 20 by 40 meters with a warm-up area and includes a spectator stand, an irrigation system, a washing station, a solarium, and more. The arena floor has a layered system with eco-pavers and fleece.

A 15-meter diameter round pen is located in front of the arena.

Current horse accommodations include two open-air herds with hay feeders and resting areas, four window stalls, two indoor stalls, and two paddock stalls. There is room for further expansion.

A photovoltaic system with battery storage was installed in 2020.

Rainwater from the riding arena is collected in a cistern for irrigation, with excess water absorbed via a soakaway system.

Every year, falcons raise their young in the barn’s breeding box.

Additional Notes:

Additional nearby land can be purchased if desired: approximately 0.8 hectares of forest and about 2.2 hectares of meadows.

Currently, about 8 hectares of meadows are managed as pastures and for hay production.

Agricultural machinery and equipment can be acquired with the property.

Philosophy of the Estate:

The equestrian area was designed to meet the individual needs of each horse.

This foundation supports nonverbal herd-language-based horse training, built on respect and genuine communication with the horse partner.

A prerequisite is optimal, species-appropriate horse care with various housing systems, which the previous owners prioritized.

Location and Village Description:

The estate lies within the popular Altmühl Nature Park vacation region, positioned in the triangle between Munich, Nuremberg, and Augsburg. It is situated in an idyllic village belonging to the enchanting historic town of Pappenheim on the Altmühl River, home to the count’s residence, two castles, and a fortress.
