Due to advancing age, I am offering for sale by private treaty my fully renovated castle east of Munich, near Altötting and Marktl. At the price of a modest single-family home in and around Munich, this historic castle provides far greater space, quality, and individuality. Excellent transport connections are available via the A94 motorway (3 km to the junction, 35 minutes to Munich East interchange and Riem). 

The late-medieval Seibersdorf Castle (12th/15th century) is located in the eponymous village (population 325) on a sunlit terrace overlooking the Inn Valley. The property enjoys a tranquil setting within a 4,500 m² garden planted with mature trees, complemented by a south-west facing tertiary hillside with two natural springs and an artesian well reputedly 200 metres deep. To the east lies the village square, to the south-east a neighbouring workshop, and in front of the castle gates an historic draw-well. 

The castle itself is exceptionally solid and structurally sound, with walls up to one metre thick in tuff stone and brick, and substantial vaulted and timber-beamed ceilings. Extensively renovated in the 1990s, it has been restored to its historical floor plan, with partial reconstruction, structural reinforcement (ring beam, vault support etc.) and upgraded to a contemporary high standard of living (new heating, underfloor heating, plumbing, electrical systems, flooring, plaster, roof). The property’s size is manageable, especially if not all 12–15 “rooms” are used as living space. Thick walls and double-glazed windows provide economical heating in winter and comfortable coolness in summer. 

A large spiral staircase connects the cellar to the attic, with separate access to each floor (approx. 250 m² each). Additionally, a smaller internal spiral staircase links the Beletage (approx. 200 m² apartment on the first floor) to the second floor, currently used as office space. The property features bathrooms with granite and marble finishes, fitted kitchens, a two-room ground-floor apartment, and a 150 m² vaulted hall with marble columns, also underfloor heated. There is a vaulted cellar, an expandable attic (approx. 7 m high, 250 m², new roof structure), an adjacent building plot to the north, and a 50 m² double garage with remote-controlled wooden doors. Local amenities—including shopping, schools, hospitals, and golf (Schloss Piesing)—are within 5–15 km. Nearby towns include Marktl (birthplace of Pope Benedict), Altötting (pilgrimage site), Simbach, and Burghausen (home to the world’s longest castle and a jazz festival). From Burghausen to Braunau, the castle is visible across the Inn-Salzach landscape. The nearby Rottal Spa Triangle (Bad Füssing, Bad Griesbach, Bad Birnbach), famous for its thermal springs, is among Bavaria’s most visited regions. Chiemsee, Salzburg, Passau, and Munich are all approximately 45–60 minutes away. The Inn meadows, local forests, lakes, and the Inn-Salzach European nature reserve are all accessible on foot or by bicycle.
