In the immediate vicinity of the "Grand Hotel," from the mid-19th century onwards, eight lodging houses were built where guests could reside right by the sea. Behind the villas Greif, Möwe, and Seestern, after the completion of the "pearl necklace," a building was erected in a new style for Heiligendamm: the colonnades. During the founding period, the German bourgeoisie experienced wealth and affluence. This development also affected Heiligendamm. While initially, the guests' expectations in Heiligendamm were limited to nature, sea, art, and forest, there was a demand for easily accessible shopping and services. To make space for several shops and service establishments, a two-story stucco building, approximately 50 meters long, was constructed with a frontal row of Doric columns and a flat pitched roof. The architectural style is characterized by the colonnade, which can be traced back to the Greek architecture of the second half of the 5th century BC. The classicists of the 19th century adopted this style. On the colonnades completed in 1874, it stands as the most important architectural element. The colonnades became an essential part of Heiligendamm's infrastructure, housing a bookstore, a fashion store, smaller eateries, a perfumery, a hairdresser, a shop for bathing articles, and several other stores. Strolling through the shops brought life to Heiligendamm.

 

Preserving the structural integrity of the colonnades and renovating them gently is a priority for us. This primarily concerns the external appearance with the frontal colonnade, horizontal profiles, and the surrounding cornices. All windows and doors will be rebuilt and replaced in wood, resembling the historical look in shape, size, and profile. Within a total area of approximately 4,000 m², nine townhouses with 3 to 5 bedrooms and bathrooms spanning between 290 and 470 m² will be developed within the colonnades. The building will be extensively underpinned during the renovation, adding a level and open spaces on each floor on the southern side. Spacious rooftop terraces will be created. Only high-quality materials will be used in the renovation, reconstruction, and addition of the colonnades: valuable floor coverings, natural stone in the bathrooms, and high-quality interior doors. Ceiling heights of more than three meters will create a framework for a representative ambiance. A remote-controlled gas fireplace and fiber optic cables for high-speed internet access are also part of the amenities. Each individual house will have a high-quality fitted kitchen, underfloor heating, and mullioned windows made of selected wood with thermal insulation glazing. Fences, access control, and discreet video surveillance will secure the entire ensemble.

 

"The Colonnades" are located in the southern building row of the Private Residences ensemble, directly on Heiligendamm Beach in close proximity to the "Grand Hotel Heiligendamm." From the rooftop terrace, there's a view of the Baltic Sea, the vastness of the ocean. To the south, the sunlit balconies and terraces overlook the beech forest. It couldn't be more idyllic, yet Germany's first seaside resort combines seclusion with good connectivity to the world - ideal as a second home. From Berlin, it's just under two and a half hours by car via the A19, while from Hamburg on the A20, it's only two hours. Hannover is approximately three and a half hours away. From Rostock Airport in Laage, you can reach Heiligendamm in just under three-quarters of an hour.

 

The property is part of the listed building group or overall complex of the Heiligendamm monument area and enjoys what is known as ensemble protection. As a buyer, upon acquiring a lodging house in this building, you have the opportunity for an increased depreciation of renovation expenses within the framework of "monumental depreciation." The amount of the basis for special depreciation according to §§ 7 i or 10 f EStG (monumental depreciation) depends on the progress of renovation at the time of acquisition.
