Villa Nerassi is a 183-hectare / 452 acres estate located in the hills of Chianti Classico, between Siena (25 minutes), San Gimignano (50 minutes), and Florence (just over one hour). Its elevated position offers panoramic views over vineyards and centuries-old Chianti forests, while maintaining excellent transport connections.
Architecture and Function
The estate comprises several buildings with dedicated uses, forming a fully operational property.
Main Villa (approx. 1,250 m²)
Built in the 18th century and classified as a 4-star hotel, the villa spans three floors plus a basement. Following careful restoration, it offers 25 guest rooms with bathrooms (65 beds), spacious common areas, reception rooms with preserved stuccoes, antique terracotta, exposed beams, and vineyard views.
A 110 m² conference room accommodates up to 50 guests. The wellness area (approx. 209 m²) includes a hammam, saunas, whirlpool, experience showers, and a treatment room.
Farmhouse (approx. 375 m²)
The restored historic building contains four large apartments and twelve rooms with bathrooms (50 beds). Units feature fully equipped kitchens and common areas while maintaining access to the main resort services.
Underground Wine Cellar (approx. 376 m²) + Storage (approx. 85 m²)
Beneath the farmhouse, the cellar houses the complete production cycle: vinification, aging in wood, bottling, and storage. Its underground location ensures stable temperatures and energy efficiency. The storage area optimizes workflow and logistics.
Restaurant with Terrace (approx. 690 m²)
The restaurant offers 80 indoor seats plus panoramic terrace and garden, an open professional kitchen, service rooms, pantry, and a dedicated wine cellar. Views extend over the vineyards, and the wine list features estate production complemented by selected local labels.
Old Barn (approx. 260 m²)
Converted into three Tuscan-style apartments, providing seven rooms for 14 guests. Units offer more independent stays with access to all resort amenities.
Equestrian Facility (approx. 380 m²)
A rare feature for Chianti estates: 11 stables, 10 hectares of paddocks, breeding station, examination room, and stalls for stallions and mares. The facility enables riding lessons, guided rides, and activities for adults and children through forests and vineyards.
Leisure and Sport
A 16 × 8-meter swimming pool with solarium and expansive views, a tennis court surrounded by greenery, and internal trails and e-bike paths through 108.2 hectares of forest. The 16,000 m² park around the buildings is designed as a Mediterranean garden with hedges, lavender, and rose bushes, connected by gravel paths.
Condition
All structures are in excellent condition. Restoration preserved original Tuscan features (exposed stone, beams, bricks, sandstone stairs, restored fittings) and integrated modern systems, energy efficiency, and contemporary comfort. Rooms in the villa, farmhouse, and barn are furnished with natural fabrics, custom-made furniture, atmospheric lighting, and high-quality finishes.

Olive Grove – Extra Virgin Olive Oil
Over 3,000 trees (Leccino, Moraiolo, Frantoio, Pendolino) on 13.9 hectares, with a production potential of 2,000 kg/year of extra virgin olive oil. The oil forms an integral part of the estate’s identity and complements the restaurant and retail offerings.
Accommodation and Development Potential
With 53 rooms across the villa, farmhouse, and barn, Villa Nerassi is an established hospitality operation with integrated wellness, in-house dining, and event facilities. Agricultural production reinforces the brand and creates commercial synergies with MICE, weddings (80+ indoor, higher outdoor), and wellness retreats.
Development opportunities include expanding vineyards on parts of the 49.9 hectares of arable land, developing premium wine lines and direct sales, expanding conference services, off-season wellness packages, and leveraging the equestrian facilities as a differentiating feature.
