Located in the immediate vicinity of historic Oberstein Castle, on approximately one hectare of land, this architecturally sophisticated single-family home exudes the historical charm of 1926 with a unique view of the two castles and a wonderful panoramic vista of the city of Idar-Oberstein. The jewelry and gemstone town of Idar-Oberstein in Rhineland-Palatinate is situated in the heart of the Hunsrück region between Trier, Koblenz, Mainz, and Kaiserslautern, boasting around 30,000 inhabitants, making it the most populous city in the district. Idar-Oberstein borders the Hunsrück-Hochwald National Park and offers a wealth of recreational activities. With excellent infrastructure connections to the Rhine-Main area and Saarbrücken via public transport, Frankfurt Airport, Trier, and Luxembourg are all approximately a 1.5-hour drive away. Hospitals, schools, shopping facilities, and restaurants are conveniently located nearby.

Unique hillside location in Rhineland-Palatinate:

This representative property offers approximately 10,000 m² of park-like grounds on a hillside with multiple levels, providing plenty of peace and space for development. The expansive garden, with its winding paths leading to various viewpoints, exudes a special charm. The house, constructed in 1926 in a uniquely exposed location in close proximity to Idar-Oberstein's two castles on the Schlossberg, boasts solid construction, partly built with natural stone. The mansard roof is covered with natural slate.

Due to its size and layout, the house is ideal for a large family of up to five children. The property can be accessed via two driveways: either directly through a private driveway next to the New Idar-Oberstein Castle or via the gated entrance from Schloßstrasse. At the end of the driveway, there is a large double garage (built in 2010) and a spacious forecourt. From there, the main entrance can be reached via a paved access path. The house underwent extensive renovations in the mid-seventies, with further renovations in 2001 (including parquet and granite floors on the ground floor) and in 2015 (including the renovation of the disabled-accessible shower room on the upper floor and the installation of an air/heat exchange system).

Due to its hillside location, the basement of the house is at ground level to the south, naturally lit, and offers two additional small living rooms, along with a shower room and toilet. Additionally, there is a workshop, wine cellar, laundry room, and sauna area with shower and toilet. The existing oil heating system was replaced in 2010 with a new condensing boiler and an air heat exchanger. Entry to the house is via a small hallway with an adjacent guest toilet. On the ground floor, there is also a spacious kitchen with a storage room, featuring large-format granite slabs. The fronts of the high-quality fitted kitchen are made of solid cherry wood, with granite worktops. Both the kitchen and the living/dining area were renovated in 2001. The neighboring dining room with a bay window and the two living rooms are adorned with high-quality cherry wood and equipped with parquet floors. The living area opens onto a terrace running the entire width of the house, facing south. The two living rooms, separated by a double-leaf sliding door and covering a total area of approximately 60 m², offer a cozy atmosphere thanks to an open fireplace. Due to the south-facing hillside location and extensive glazing, the house is flooded with light.

On the upper floor, there is a bedroom with a dressing room and a bathroom with a large bathtub in a classic style. This area is complemented by a library and another room with a modern, floor-level shower. Three additional bedrooms, along with a spacious anteroom in the mansard roof, can be accessed via a separate staircase. The garden, covering approximately 10,000 m², is the centerpiece of this property. Situated on a hillside with old trees, the garden offers numerous paved paths and picturesque viewpoints. The complex includes three ponds fed by their own water inflows. A greenhouse and a wooden equipment shed are located on the west side of the property.

Secluded from neighbors and situated in the center of the property, there is a garden house with a kitchen/toilet, along with external and internal fireplaces and a separate wood-burning oven, adding another unique feature.
