Small manor near Toulouse with B&B potential

Beautiful french property in the south of France, about 30 minutes by car east of Toulouse. Very good access to the city of Carcassonne, Albi and the vineyards of Gaillac. The manor house is situated on a high ridge with views south to the distant snow-capped Pyrenees.

As a rule, we do not offer properties under headings such as "With lots of potential" or similar. In the case of this property, we are happy to make an exception, as it indeed unfolds great potential and can be transformed into a very special gite or B&B with manageable investment.

The original farmhouse dates back to 1734 and has been extended and rebuilt over the centuries into a small imposing manor house, called le château by the locals. The living space of about 700m² is distributed over three floors. Central heating throughout the house.

On the first floor there are three large reception rooms: the dining room, the living room and a beautiful wood-paneled study with library. The living room extends to 100 m² in the middle of the building and has access to the garden at the front and back. The spacious farmhouse kitchen and the laundry and boiler room complete this floor.

The upper floor consists of two parts: the original "servants' room" with two bedrooms and a shower room, and a corridor leading to the "guest wing" with four double bedrooms and private bathroom/shower room. A discreet staircase leads to the second floor where the large master bedroom with bathroom and dressing room is located in the tower. From here there are beautiful views of the surrounding countryside and the distant Pyrenees.

The Château is set in almost two hectares of woodland with a large amount of flat land in front of the house. The 16-meter pool is set away from the house and has its own pink brick pool house and changing rooms. A tree-lined driveway connects the double garage and château to the street.

Our opinion:
The property has its charm, no doubt about it. It's close enough to Toulouse to offer hotel-weary guests the charm of a small French country estate, yet it's deep in the Tarn countryside within easy reach of Albi, Castres and Carcassonne. It could serve as an upscale guesthouse with local cuisine or as upscale lodging. We recommend a site visit to this property to "grab" all the possible uses. Of course, a purely private use as a family home is also possible.
