French manor property at the atlantic coast in France

Gémozac, New Aquitaine, France

  1. Manor House
  2. 5,600 m² Property size
  3. 540 m² Living space
  4. 12 Rooms
With more than 460 kilometers of coastline, long white sandy beaches and a mild climate that offers as many hours of sunshine as the Côte Azur, the Charente Maritime in western France is the vacation secret of lovers from all over Europe. Pleasantly quiet and away from the tourist hustle and bustle, but only half an hour from the beaches along the Gironde estuary and the Atlantic coast, this special property is located near the A10 highway that connects Paris with Bordeaux.

A former winery with a distinctive two-story main building, it was built in the first half of the 19th century and renovated and remodeled in 2005. In the main house and the adjoining farm buildings, several residential units have been created on a total of approx. 540 m² of living space, which can also be used separately if required.

On the ground floor of the main building there is a spacious living room with open fireplace and an adjoining winter garden, the large kitchen and a study. On the upper floor there are two bedrooms and a bathroom. The converted attic offers further living space.

In the adjoining former economy wing, sliding doors with transom windows open onto the graveled front yard. The economy wing is divided into several separate living and sleeping areas with bathrooms, kitchens or cooking facilities. Roughly plastered quarry stone masonry, brick doorways and high, whitewashed beamed ceilings enhance the special architectural appeal of these spaces.

In an annex, a room of approx. 90 m², also equipped with bathroom and WC, is available for seminars or as a studio. The inner courtyard of the L-shaped building ensemble presents itself as an invisible, quiet oasis. All around, a variety of perennials and bushes bloom and green, fruit and fig trees provide shade from the heat of the day. Around the buildings, tree-covered green areas extend, terrace places invite to relax...

Beyond the graveled driveway in front of the main house stretches an orchard. Behind walls and hedges lies the attraction of the property: an approx. 500 m² swimming pond with a white sandy beach, which is supplied with fresh water from its own well. Around the swimming pond and under a tall walnut tree there is plenty of space for sunbathing, relaxing or playing.

The buildings are heated by oil central heating, partly there are open fireplaces.

Building energy certificate (Expertises et Diagnostics Immobiliers):

Demand certificate, oil/wood, index: D, 197 kW hep/m² an.
