Historic estate with low operating costs through geothermal energy
A 19th-century palazzo in the center of Castelnuovo Val di Cecina, occupying a dominant position above the medieval village center and the Cecina Valley. The estate comprises more than 1,000 sqm of residential and usable space across multiple buildings, along with a private park of approximately 1.15 hectares.
The main building offers nearly 700 sqm, divided into five residential units. A central stone staircase leads to the piano nobile, where grand salons feature vaulted ceilings, original period frescoes, and historic marble and terrazzo floors. A panoramic terrace is directly connected to this principal level.
The second building, measuring approximately 330 sqm, has a more rural character and is divided into four independent apartments that can also be rented separately. From here, expansive views extend across the village rooftops, the historic crenellated tower, and the rolling hills of the Val di Cecina.
A third building with ground-level access adds approximately 150 sqm, along with two storage rooms.
The private park behind the palazzo offers further development potential for landscaped gardens or outdoor amenities.
Energy is supplied through geothermal resources, which can be utilized particularly efficiently in this region due to its natural geothermal activity. Known as the “Valley of the Devil,” this area is one of Italy’s most significant geothermal zones, resulting in substantially reduced operating costs.
Castelnuovo Val di Cecina is located between Volterra and the Tyrrhenian coast, set within an exceptionally preserved Tuscan hill landscape with a historically established village character.
