Towards the end of the 19th century, the rising tuberculosis rates in Germany and other countries led to an urgent need for new medical facilities. In particular, the disease spread rapidly in the industrial regions of Brandenburg due to poor air quality. At that time, medicine relied on rest and fresh air as the primary treatment, which led to the establishment of tuberculosis sanatoriums in remote, forested areas. The women’s lung sanatorium of the Landesversicherungsanstalt Brandenburg near Cottbus is one of the last remaining facilities from this era, still offering an authentic glimpse into its history.
Facility and Architecture
The Kolkwitzer Lung Sanatorium was built in the Art Nouveau style and is regarded as a prime example of medical architecture from the period. The main building, designed by Theodor Goecke, impresses with its castle-like architecture. It features large, light-filled rooms and a harmonious integration with nature. Today, up to 62 apartments could be developed within the building.
Outbuildings
There are several outbuildings, including residences for doctors and staff, which would require extensive renovation. The therapy building has already been approved for conversion into six residential units.
Condition and Potential Uses
Since 2013, the property has been maintained, with the main building in solid condition and regularly inspected. Its heritage status offers tax advantages. The 16.4-hectare park provides space for new developments and future projects, including a senior living complex, an innovation centre, or an event hotel. Mixed-use developments are also possible.
Location and Infrastructure
The property is peacefully located within the forested area of Kolkwitz, approximately 8 km from Cottbus, close to an industrial area and well-connected by bus. The region offers a wide range of leisure opportunities and excellent transport links to Berlin and Dresden.
