Constructed circa 1724 following a fire, this manor house stands on a site with manorial records (Rittergut) dating back to the 13th or 14th century. Evidence of even earlier origins remains in the bedrock-carved cellar, which features an ancient well and tunnel systems.

The substantial masonry, with external walls measuring approximately 90 cm, supports an original timber roof structure - noted as one of the earliest Baroque mansard roofs in Upper Lusatia. A columned portico defines the south-west facing main façade, housing a 1920s clock from the Georg Richter workshop in Berlin.

Interior and layout

Inside, a formal double-flight staircase connects the central halls on the ground and first floors. Original wide-plank flooring has been preserved on the upper level, having remained protected for decades under secondary floor coverings. In the ground-floor salon, a Baroque plaster ceiling remains intact.

A second staircase, historically for domestic staff, provides a separate side entrance. This dual-access layout allows for the independent use of different wings or floors. Throughout the building, original features such as wood panelling, doors, and plasterwork offer a sound foundation for sensitive restoration.

Grounds and outbuildings

Included in the sale are approximately 1.2 acres (5,000 m²) of grassland and a meadow orchard. Adjacent to the house are the former stables (approx. 2,475 sq ft / 230 m²), characterised by vaulted ceilings on granite columns and a large loft. Recent structural works on the stable building include roof sealing, beam reinforcement, and floor repairs.

Location and infrastructure

Situated on the outskirts of Herrnhut in the Upper Lusatian Highlands, the property lies within a region of significant cultural heritage. Founded in 1722 by Moravian refugees, Herrnhut remains the global centre of the Moravian Church, which is currently seeking UNESCO World Heritage status.

  • Distances: Löbau 8 km, Zittau 17 km, Görlitz 30 km.
  • Connectivity: Dresden Airport is reachable in approximately 60 minutes; Prague lies 150 km and Berlin 230 km away.
  • Local Amenities: Shops, medical services, and schools are available within the town.

Condition and technical services

Until 2002, the building served as a nursery and after-school club and has since been vacant for several years; as such, a programme of comprehensive refurbishment and modernisation is required. While oil-fired central heating is currently installed, a mains gas connection is available at the property boundary.
