Set within a 4.6-hectare/11.3-acres parkland estate in the Lower Silesian Voivodeship, this Baroque manor complex presents a substantial restoration opportunity. The palace is listed in the register of historic monuments. Potential uses include a private residence, boutique hotel, spa, or specialist medical facility.
The Palace
The centrepiece of the estate is a mid-18th-century Baroque palace of approximately 1,000 m². The building is two storeys over a full basement, on a rectangular plan with a high hipped roof and dormer windows. The north-facing principal façade features an ornamental stone portal dated 1757; the eastern elevation has a triple-arched arcade porch supporting a first-floor loggia. Inside, a spacious entrance hall retains the original staircase leading to generously proportioned rooms on both floors.
Residential Outbuildings
The estate includes an 18th-century servants' house of approximately 500 m², a gardener's house (120 m²), and further residential and farm buildings ranging up to 1,400 m².
Farm Buildings and Infrastructure
A collection of 19th-century structures provides extensive floor space for agricultural or commercial use: a 400 m² stable, a 1,400 m² cowshed, a 450 m² barn, a 300 m² workshop, a 1,300 m² steel storage hall, and two garages.
Grounds
A 150-year-old linden avenue creates a formal visual axis through the estate, connecting the palace to the adjoining woodland. The parkland contains mature specimen trees including weeping beeches and a red oak. A raised driveway with stone retaining wall separates the formal palace grounds from the farm courtyard. A levelled area to the east marks the site of a former ornamental garden.
Location
The estate lies 1 km from a local lake and 6 km from Berzdorfer See, a 960-hectare reservoir offering sailing, swimming, fishing, and a marina. An 18-hole golf course, cycling paths, and bridleways are nearby. Prague is 157 km away, Wrocław 175 km, Berlin 284 km, Vienna 393 km. The mountain resorts of Szklarska Poręba and Karpacz are within 60 km.
The entire complex requires comprehensive renovation. As a registered historic monument, the property is eligible for EU conservation funding available for heritage sites in Poland.
