This former agricultural estate covers a total area of 47 hectares / 116 acres and comprises a listed manor house, outbuildings, a historic farmyard, and contiguous agricultural land. The property is divided into four separate land parcels. Acquisition is also permitted for individuals who are not registered as farmers in Poland, making it highly accessible for international development.
The single-storey manor house with a cellar, a convertible attic, and a floor area of over 600 square metres forms the centrepiece of the estate. It is the only building registered as a historic monument.
Outbuildings
The farmyard with preserved granite paving forms the historic economic heart of the estate. The buildings include a large barn of 660 square metres over the ground floor and attic, a small barn of 620 square metres over the ground floor and attic, a residential building of approximately 130 square metres, and an outbuilding of approximately 80 square metres. A former pigsty and a weigh house complete the existing structures.
Land and development potential
The agricultural land covers approximately 43 hectares, of which around 32 hectares are in good agricultural condition and currently cultivated. In addition, there is an orchard and a park situated on a hill.
Due to local site conditions, viticulture is possible on an area of approximately 30 hectares. The existing buildings could be used to establish a processing facility, a guest house with about 25 rooms, or event spaces. Official permission has also been granted for the future installation of a solar farm on approximately 20 hectares. Alternatively, the manor house with the farmyard and park can be acquired without the agricultural land.
A development concept for the manor house and the remaining buildings has been drawn up and approved by the local conservation authority. The estate is currently managed by a local caretaker who is familiar with the property and can assist a future owner with further development.
Location
The property is situated in a quiet location between the towns of Leszno, Legnica, and Wrocław, offering good access to Lower Silesia, Greater Poland, and the borders with Germany and the Czech Republic. The town of Lubin is approximately 25 km away, Głogów is 35 km, Legnica is 45 km, Leszno is 50 km, and Wrocław is 60 km. Wrocław Airport can be reached in approximately 65 km.
