Set at an altitude of around 500 metres in the Tuscan countryside, this rural estate was once owned by a Florentine marquess. It was acquired in 1980 following 25 years of abandonment and has since undergone careful restoration of its original buildings.
The main residence is arranged over two floors. The ground level includes a spacious kitchen with dining area, a sitting room with fireplace, a study and a bathroom. Upstairs there are four bedrooms and an additional bathroom. The house is functional as it stands, though certain updates may improve convenience and energy efficiency. The windows offer long views across the Arno Valley.
Two further buildings, each on two levels, have been converted into self-contained guest apartments. One also contains a cellar with separate entrance. A stone-built outbuilding is currently used as a workshop and storage space.
A 14 x 5 metre swimming pool has been installed, with a dedicated plant room housing the filtration system. Approximately 500 metres from the main complex is a barn measuring around 226 m², presently used for storing agricultural equipment but suitable for conversion to stabling or other uses.
The land extends to roughly 217.5 acres, comprising olive groves, garden areas and woodland. Water is supplied independently via a 32-metre-deep well and a 5,000-litre holding tank positioned above the main buildings to ensure reliable pressure. A number of small ponds—both natural and artificial—are located throughout the grounds, some spring-fed and featuring modest waterfalls.
The property is connected to a 220 V / 5 kW electricity supply, with partial access to 380 V. Additional features include private parking, a garage, terraces and outdoor areas arranged for practical use.
