This is a large stone and brick built property in need of complete restoration, set just below the charming medieval village of Citerna, The house is southeast facing and has spectacular views across the Tiber valley and towards the sunset. The property comprises the main house which is more manor house than farmhouse, and a small barn with an arched entrance and hayloft, surrounded by 7,000 sq meters of land with plenty of room for a pool if desired. It is off the quiet winding road that leads up to Citerna therefore ensuring excellent access whilst being partially screened by mature evergreen trees. The property also has two catacombs towards the back of the garden. There is believed to be a secret underground tunnel leading from these to the walled village above, thought to have been used in times of siege.

The house, which is on three floors and two parts is in need of complete restoration, the walls seem mainly sound although the the roof and floors have collapsed in the smaller part. On the ground floor are the animal stalls, with vaulted ceilings, four large arches and the original floors still in tact. This floor is already open plan with all the arches and would make a large kitchen/ living room with doors out onto a terrace still leaving plenty of space for cloakroom, utilities and storage. The first floor is accessed from external steps which lead into what would have been the original kitchen, still with the old stone sink and fireplace. There are a further four rooms on this floor leading off from each corner of the main room. This layout is repeated on the second floor which has all the exposed beams and original floor and ceiling tiles.

There is the old pigsty with a small walled courtyard to one side of the main entrance and a further outbuilding to the side.
The size and condition of this property present an ideal opportunity to create a generously sized house.

Designed to accomodate todays modern lifestyle whilst retaining many original features, set in the timeless Umbrian countryside, it is suitable as a family home or a touristic development project.
