The castle in Komorowice is located 12 km south of Wrocław’s main square. The 2.28-hectare property, which dates back to the 14th century, is surrounded by small ponds, moats, and the Ślęza River.

Historical Significance

Over the centuries, Komorowice attracted prominent figures. Early owners included Marcus Beckensloer, chancellery clerk of the Duchy of Breslau and member of the city council, and his son Johann Beckensloer, Archbishop of Salzburg and Primate of Hungary. Melchior Hirsch von Kaltenbrunn had a decisive influence on the estate’s current architectural form. A marble epitaph on the south facade of St. Mary Magdalene Church in Wrocław attests to his social status. In the 19th century, August von Schönberg introduced modern agricultural methods here, including a drainage system and the first steam plow in the region.

Building Structure and Historic Preservation

The ensemble is listed in the registry of historic monuments maintained by the Voivodeship Office for Monument Protection. Significant modernization work has already been carried out: wooden beam ceilings were replaced with prefabricated elements, old staircases renewed, and openings created for smoke vents. All interventions were coordinated with the heritage authorities.

The usable space totals 1,625 square meters across three above-ground floors. The building footprint covers 753 square meters, with a volume of 9,924 cubic meters.

Potential Uses

According to the land use plan of the Żórawina municipality (Resolution No. XXXVI/286/14, May 9, 2014), the property is designated for sports and recreational use (“US”) as well as residential and service development (“M/U”). The estate is suitable for a variety of concepts: hotel with dining and wellness facilities, conference center, office and apartment complex, private clinic, or senior living community.

Previously approved construction measures facilitate further work, allowing historical elements to be integrated with contemporary design.

Note

For individuals subject to taxation in Poland, depreciation benefits are available for all investments related to the historic property (under the "Pałacyk Plus" program). Considering Poland’s currently strong economic situation, this represents an especially attractive incentive for investors.
