Palazzo Benanduci is for sale in the historic centre of Francavilla Fontana, prominently located at the corner of Via Benanduci and Corso Umberto I, just a few steps from Castello Imperiali, the main church, and Piazza Umberto I. The building is protected under a ministerial decree for its cultural and artistic significance, providing a solid foundation for a high-quality restoration.
The exact year of construction is not recorded, but it is certain that the palace stands on the site of the former Porta San Nicola, already marked on Centonze’s maps of 1643. Over the centuries, the building has been adapted to the evolving urban fabric, as evidenced by sealed openings, altered ground-floor entrances, and later-added balconies.
The palace extends over two above-ground levels. The ground floor was originally used for storage, while the Piano Nobile forms the principal representative floor. The main entrance, through a characteristic portal topped by a balcony, opens into a spacious entrance hall with a star-shaped vaulted ceiling and traditional Chianche stone flooring. An impressive stone staircase leads to the Piano Nobile, featuring large vaulted rooms, considerable ceiling heights, and historic 17th-century wooden doors.
The Piano Nobile covers approximately 705 m², with the ground floor extending to around 714 m², partly currently used for commercial purposes. A true highlight is the private internal garden of roughly 425 m², a rare feature in the old town. Additional spaces include technical volumes on the upper level (about 200 m²) and terraces and balconies totalling around 500 m².
A comprehensive restoration is required (part of the building was used as office and medical practice space until a few years ago). Given its location, size, and character, the property is suitable for a boutique hotel, an impressive private residence, or a high-end mixed-use concept.
