"House Branderup" was built in 1901 and stands in a central position in Koszalin, close to the court, hospital and city park. After the war, Dr Józef Szantyr - hospital director - occupied the building and ran medical offices on the upper floor. Two independent staircases divide the building naturally into separate sections.
The property is listed and may not be subdivided into residential units. Original features are retained throughout: carved doors, a principal staircase, tiled stoves and original window joinery. Preparatory works have been completed - installations renewed, floor infill removed, basement deepened to design specification.
The local zoning plan (MPZP 09U) designates the property for office and service use and permits a rear extension of up to 80% of the building's width. Approval for new timber window frames and roof skylights is in place. The property may qualify for the Polish "Pałacyk Plus" tax relief scheme, under which up to 50% of conservation and restoration costs may be deducted from the taxable base. Independent advice from a Polish tax adviser is recommended.
