Set within the rolling hills of the Uckermark, this 19th-century manor farm occupies a 13.8-acre plot. The estate is situated east of Prenzlau in a private, secluded location. Berlin is reachable in approximately one hour, while Szczecin is 45 minutes away. Local amenities in Prenzlau, including the railway station, schools, and medical services, are a 15-minute drive; a primary school is located in the neighbouring village.
The manor house
Built in 1870, the house is a substantial brick construction with a natural stone foundation and walls up to 80 cm thick. The property underwent extensive renovation between 2002 and 2010, including a full roof replacement. The right wing was further modernised from 2014 onwards. The 495 m² of living space is divided into four self-contained units:
- Left wing (approx. 200 m²): The primary residence featuring 3.50 m high ceilings, with living and dining rooms and a kitchen on the ground floor. The first floor contains four bedrooms and two bathrooms.
- Right wing: Three independent units across the ground floor, first floor, and basement (each with its own kitchen and bathroom), plus a communal room.
- Additional features: A central staircase connects all levels. The central gable houses a separate office, and the vaulted cellar contains utility and storage rooms.
Outbuildings
- Barn (renovated 2014): Includes a heated workshop (260 m²) and storage/logistics space across two floors (approx. 640 m²).
- Stable building: A traditional fieldstone structure with a shelter and feeding area, suitable for keeping horses or cattle.
- Development potential: A detached cottage in need of renovation and the ruins of a former bailiff's house, which holds planning permission (positive building enquiry) for reconstruction.
Infrastructure
The driveway and central courtyard were reinforced in 2015 with natural stone paving and concrete slabs, designed for heavy-duty vehicle access (40 t). The grounds consist of park-like gardens with mature trees, orchards, and vegetable plots, alongside extensive grazing land.
The technical infrastructure has been modernised:
- Connection to public water supply plus two private wells.
- Biological small-scale sewage treatment plant for up to 25 people.
- Fibre-optic internet and contemporary electrical installations.
- Two central gas heating systems and a water-bearing fireplace in the main wing.
The property is in good decorative order and ready for immediate occupation. It is well-suited for multi-generational living, equestrian use, or a combination of residential and commercial purposes.
