Shares are being offered in the company owning Villa Konrad in Nowa Ruda (Neurode), located in the Sudetes mountains. The ensemble comprises an 1889 villa, a coach house, and a wine cellar set within terraced hillside gardens. The villa originally belonged to a co-owner of the Treutler, Conrad & Taube publishing house as well as a cord factory.
Designed as a small manor house in the French and Dutch Neo-Renaissance style, its bastion-like retaining walls highlight its fortified character.
The 4.67-acre plot, complete with parkland and gardens, is fully enclosed. Mains water, electricity, and drainage are connected. Access is directly from the main road, with the historic market square nearby and dedicated parking planned on site.
A range of investment options with varying capital requirements and equity stakes are available.
Property and Planned Use
- Villa Konrad: 768 m² of usable space. Planned features include 11 hotel rooms and apartments, a spa with saunas, a salt cave, and a whirlpool, as well as a dining room, library, office, and utility rooms.
- Coach House: A 135 m² outbuilding scheduled for conversion into a restaurant or bistro featuring two dining rooms, a kitchen, guest toilets, and storage facilities. The design also incorporates an interior gallery and a small tower.
- Wine Cellar: An 18 m² space for selling in-house beverages, complemented by a garden area for outdoor tastings.
Planning permission and heritage protection approvals are fully in place. Renovation works are underway, supported in part by funding from the Polish Ministry of Culture and National Heritage.
Projected Revenue Streams
- Leasing the Coach House: Letting the restaurant space to a micro-entrepreneur to generate steady rental income.
- Direct Food and Beverage Sales: Direct sales by the company, initially from the wine cellar and later expanding via a food truck and an ice cream parlor.
- Garden Tours: Ticketed admission to the terraced gardens, forming the primary revenue driver from the second phase of development.
- Hotel Operations: 11 apartments in the main villa with spa facilities, supplemented by a smaller new build housing 2 to 3 apartments, alongside potential future development on an adjacent plot.
- Events: Venue hire and proprietary events, including Christmas markets with light displays, Halloween exhibitions, and beer and wine festivals.
The garden retaining walls measure 80 metres in total, complemented by two stone staircases. The usage plan foresees full development of the villa's attic and basement. The stairwell is compactly proportioned.
